How do I choose the right plan?
It comes down to your property and how often it turns over. Fully Handled suits single-family homes and owners who want the lowest leasing and renewal fees; Plus is our most-chosen full-service plan; and Core is available for multi-unit properties. How do you screen tenants?
Every applicant is screened for income and employment verification, full credit history, nationwide criminal and eviction history, and prior-landlord references. We apply consistent, fair-housing-compliant criteria to every applicant, and back our placements with a tenant warranty.
When and how do I get paid?
We collect rent at the start of the month, deduct the agreed management fee and any approved maintenance, and disburse the balance to you by direct deposit, typically by mid-month, with an itemized statement in your owner portal.
Who handles maintenance and repairs?
We coordinate all maintenance through vetted local vendors. You set an approval threshold; anything above it we clear with you first, except genuine emergencies that protect the property or tenant safety. Move-in, move-out, and annual inspections are included in your plan.
What happens if a tenant stops paying or must be evicted?
We manage the process end-to-end in compliance with Colorado law. On the Fully Handled plan, our $5,000 eviction protection covers up to that amount in related legal costs per lease period for tenants we placed. On every plan, our tenant warranty re-leases the home with no leasing fee if a placed tenant leaves early.
Do you handle Colorado-specific legal compliance?
Yes. We keep leases and notices compliant with Colorado's landlord-tenant statutes — including security-deposit handling, required disclosures such as radon, habitability and repair timelines, and proper notice periods — and with local rules like Denver's rental licensing.
Can I use my own preferred vendors?
In most cases, yes. If you have a trusted plumber, HVAC tech, or handyman, we're glad to work with them, provided they carry appropriate insurance.
What if I want to sell the property later?
Because your agreement is at-will, you can cancel anytime. Many owners keep us on until a lease ends, then list — and several of our owners have used our team when they were ready to sell.
Do you manage condos and townhomes with HOAs?
Yes. We write HOA-aware leases, brief tenants on community rules, and keep your property in good standing with the association to avoid violations and fines.
