Privacy Policy

Instant Leverage, LLC, doing business as Handled PM (“Handled PM,” “we,” “us,” or “our”), operates the website at https://handledpm.com and provides residential property management and related marketing services. This Privacy Policy explains what personal information we collect, how we use and share it, and the choices and rights you have. By using our website or submitting information to us — including through advertisements on Meta (Facebook and Instagram) or other platforms — you agree to this Privacy Policy.

1. Information we collect

Information you provide. When you request a free rental analysis or otherwise contact us — through a form on our website, through a Meta (Facebook/Instagram) Lead Ad, or through another advertising or landing page — we collect the information you submit. This typically includes your name, email address, phone number, rental property address, and details about your property (such as the number of bedrooms and its rental status), along with any message you send us.

Information collected automatically. When you visit our website, we and our service providers may automatically collect certain information through cookies and similar technologies, including your IP address, device and browser type, referring pages, the pages you view, and how you interact with the site. If we run advertising, we may use tools such as the Meta Pixel and analytics services to understand and measure our campaigns.

Information from third parties. When you submit a lead through an advertising platform such as Meta, that platform provides us with the contact information and responses you supplied. We may also receive information from our marketing, analytics, and lead-management providers.

2. How we use your information

We use the information we collect to: respond to your inquiry and prepare and deliver your rental analysis; contact you about our property management services by phone, email, and text message (including through automated technology, where permitted); provide, maintain, and improve our services and website; measure and improve our advertising; detect and prevent fraud and abuse; and comply with our legal obligations. We process this information because it is necessary to respond to your request, for our legitimate business interests, to comply with law, and/or with your consent.

3. How we share your information

We do not sell your personal information. We share it only as described here:

  • Service providers. We share information with vendors who help us operate, including our customer-relationship and lead-management platform (GoHighLevel / LeadConnector), email and text-message providers, website hosting, and analytics providers, who are permitted to use it only to perform services for us.
  • Advertising platforms. When you engage with our ads, platforms such as Meta process information in accordance with their own policies. We may share hashed contact information with advertising platforms to measure and improve campaigns.
  • Professional advisors and business transfers. We may share information with our advisors, or in connection with a merger, acquisition, financing, or sale of assets.
  • Legal and safety. We may disclose information when required by law or to protect our rights, users, or the public.

4. Advertising and analytics

We advertise on Meta and may use the Meta Pixel, Meta Lead Ads, and analytics tools to reach and measure audiences. These technologies help us show relevant ads and understand their performance. You can control ad personalization in your Meta account settings and opt out of interest-based advertising through the Digital Advertising Alliance (optout.aboutads.info) and the Network Advertising Initiative (optout.networkadvertising.org). This website is not affiliated with or endorsed by Meta Platforms, Inc.

5. Cookies and tracking technologies

We use cookies and similar technologies to operate the site, remember your preferences, and measure traffic and advertising. Most browsers let you refuse or delete cookies through their settings; doing so may affect how the site functions. Because there is no common standard, we do not currently respond to browser “Do Not Track” signals.

6. Text messaging (SMS)

If you provide your phone number, you consent to receive calls and text messages from us about your property and our services, including through automated dialing technology. Consent is not a condition of any purchase. Message frequency varies, and message and data rates may apply. You can opt out of text messages at any time by replying STOP, and get help by replying HELP. Opting out of texts does not remove you from email or phone contact unless you also request that.

7. Your privacy rights

Colorado residents. Under the Colorado Privacy Act, Colorado residents may request to access, correct, delete, or obtain a portable copy of their personal data, and may opt out of the sale of personal data or targeted advertising. You may also appeal a decision on your request. We do not sell personal data.

California residents. If applicable, California residents may request access to or deletion of personal information, and to know the categories of information collected and shared, and will not be discriminated against for exercising these rights.

To exercise any of these rights, contact us using the details in the “Contact us” section below. We will verify your request and respond as required by law. You may designate an authorized agent to act on your behalf.

8. Data retention

We retain personal information for as long as needed to fulfill the purposes described in this Policy — including to respond to your inquiry, provide services, and meet legal, tax, and recordkeeping requirements — and then delete or de-identify it.

9. Data security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

10. Children’s privacy

Our website and services are intended for adults and are not directed to children under 18. We do not knowingly collect personal information from children. If you believe a child has provided us information, please contact us and we will delete it.

11. Third-party links

Our website may link to third-party sites and services that we do not control. Their privacy practices are governed by their own policies, and we encourage you to review them.

12. Changes to this Policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date above, and material changes will be reflected on this page. Your continued use of the website after an update constitutes acceptance of the revised Policy.
