Most managers ask you to take all the risk. We share it. Every plan includes our tenant warranty, maintenance warranty, free inspections, and at-will cancellation — and the Fully Handled plan adds $5,000 eviction and pet-damage protection.

How much does Handled PM cost?
We offer three full-service plans: Core at $109/month, Plus at $199/month, and Fully Handled at $239/month. A one-time leasing fee applies only when we place a new tenant (50% of one month's rent on Core and Plus, 25% on Fully Handled), and a lease renewal fee applies when an existing tenant renews ($299 on Core and Plus, $199 on Fully Handled). Multifamily properties of six or more units are custom-priced starting at 6.5%.
Is the monthly fee a percentage of my rent?
No. The monthly management fee is a flat dollar amount — $109, $199, or $239 depending on the plan — not a percentage of your rent, so it doesn't climb as your rent grows. The one-time leasing fee is calculated as a percentage of a single month's rent and is charged only when we place a new tenant. Only multifamily properties of six or more units use ongoing percentage pricing.
What's the difference between the plans?
Every plan is a flat monthly fee, full-service, and includes the same guarantees, screening, and support. The plans differ in the monthly price and in the leasing and renewal fees. Fully Handled is our best value for single-family homes — a higher monthly rate but the lowest leasing and renewal fees — while Core is available for multi-unit properties.
What's included in every plan?

What are the leasing fee and lease renewal fee?
The leasing fee is charged only when we market your home and place a new, qualified tenant — 50% of one month's rent on Core and Plus, and 25% on Fully Handled. The lease renewal fee applies when a current tenant signs a new lease term — $299 on Core and Plus, $199 on Fully Handled. Move-in, move-out, and annual inspections are included at no extra charge.
How does the $5,000 eviction protection work?
On our Fully Handled plan, if a tenant we placed must be evicted, we cover up to $5,000 of the related court costs and legal fees per lease period, subject to the terms of our management agreement. Every plan, meanwhile, includes our tenant warranty.
Am I locked into a long contract?
No. Your management agreement is at-will — you can cancel at any time, with no penalties and no long-term commitment.
